Clearing a building, whether for renovation or demolition, often leaves a large amount of recoverable metal. Planning the work properly helps you recover that value while keeping the site safe. Use this checklist before the work starts.
Survey the site
Walk through every floor and outdoor area and list what is there. Note the main metal items: steel beams, rebar, doors and frames, railings, water tanks, pipes, cable trays, air conditioners and electrical panels. Estimate quantities as best you can and take photos of each area. This survey is what a buyer will use to price the job, and many large jobs are priced after a site visit.
Safety first
Building clearance carries real risks. Before anyone starts work:
- Make sure electricity, water and gas are disconnected and confirmed safe.
- Check for weak floors, unstable walls and open shafts.
- Provide helmets, gloves, safety shoes and eye protection.
- Keep people who are not working away from the area.
What to strip first
Removing high-value items early protects them from damage and theft and makes the rest of the work easier.
- Copper cable, copper pipes and electrical panels.
- Air conditioners, kept whole where possible.
- Aluminum windows, doors and frames.
- Brass fittings and taps.
Heavier steel such as beams and rebar is usually removed later, once the lighter items are out of the way.
Access and trucks
Think about how the scrap will leave the site. Check the width of the street, any height limits, and where a truck can park and load. Note whether items are on upper floors and whether a crane or other lifting equipment will be needed. Share this information when you ask for a quote, because it affects both the price and the type of truck required.
Permits to check
Depending on the location and size of the job, you may need approval from the building owner, the property management or the local municipality before demolition or removal work starts. Confirm what applies to your site and keep the paperwork available on the day.
With a clear survey, safe working practices and good access, a building clearance runs faster and recovers more value from every tonne of metal.
